Auburn & Lidcombe Town Centres Density Study

GMU was appointed by Auburn City Council to undertake an urban design analysis to test the merits of increasing building heights and floor space ratios (FSRs) for its two town centres of Auburn and Lidcombe, and FSRs for residential flat building development.

The objectives of the study were to test the heights and FSRs to determine the urban design impact of increasing heights and FSR in the nominated zones. This study also considered whether the increased FSR and height could deliver quality built form outcomes given the existing ownership patterns, heritage items, strata and recent development.
