Fletcher Master Plan, Newcastle

GMU analysed the approved Landcom master plan and developed a new approach. The County Property Bid was one of two responses short listed on the basis of the high quality of GMU’s master plan which was rated by Landcom as the best design submitted. The master plan captured major views direct to the wetlands from the main street, with the village centre located higher up the site to capture major vehicle and pedestrian movements and to ensure the centre be walkable to nearby neighbourhoods.

The village was co-located with the primary school, child care centre and shop top housing. Each neighbourhood was defined by a landscaped habitat corridor to encourage movement of fauna. Smaller lots were located close to the centre with north to rear to ensure sustainable outcomes.
